Four new homes have been unveiled in the grounds of a former officers’ mess and lodgings in York – with a starting price of £1.5 million.
The four and five-bedroom detached properties have been built in the grounds of the Grade II-listed Ousefield House, opposite the Imphal Barracks in Fulford Road.
Dunnington-based Mulgrave Properties is now putting the finishing touches on the homes, which are part of its Urban Renaissance development.

The Duke, a five-bedroom house with four bathrooms and 4,510 sq ft of living space, is priced at £2.1 million and the Dragoon, a four-bedroom house spanning 3,199 sq ft with a gated entrance and large rear garden, is priced at £1.5 million.
Debbie Foster, sales director for Mulgrave Properties, said building the properties against the setting of Ousefield House had been a “fantastic opportunity”, but brought a “heightened sense of responsibility”.
The building was designed by famous York architect Walter Brierley and built in 1899.
For much of its life it was a private home, but the MOD took it over late last century, building a large rear extension in the 1970s, which included kitchens, to accommodate their needs.
The upper floors contained bedrooms, bathrooms and sitting room spaces, with the MoD using Ousefield House as officers’ lodging accommodation until 2018.
“We set out to create homes that would showcase the individual design flair and high specification for which Mulgrave Properties is known,” she said.
“By taking inspiration from the listed building and architecture in the local area, we have created four individual homes that are in keeping with the charm of their surroundings.”
The homes feature new energy-saving technologies, including air source heat pumps and mechanical ventilation heat recovery.
They have custom-designed kitchens with smart appliances and range from 3,199 sq ft to 4,510 sq ft.
And this indoor space is complemented by private gardens surrounded by mature trees and first-floor roof terraces.
Ms Foster said the team “waited until these homes reached a stage where they could be viewed to release them for sale”.
She added: “We have been delighted with the interest we have received already from people who want a home with character, without compromising on energy efficiency or the convenience of living in a low-maintenance new home.”
David Beattie, head of York residential for Carter Jonas which is marketing the homes, described the properties as “four absolute showstoppers”.
