The average rate for a 30-year fixed mortgage, the most common home loan term, was 6.84% last week, down nine basis points (or 0.09%) from the week prior, according to CNET’s sister site Bankrate.

Today’s mortgage interest rate trends
Throughout January, mortgage rates fluctuated between 6.5% and 7%. Most mortgage forecasters predict rates will fall close to 6% over the course of 2024. But mortgage rate movement is contingent on economic data — particularly how much inflation decelerates — and when the Federal Reserve decides to start implementing interest rate cuts.
During its Jan. 30-31 meeting, the Fed decided to hold interest rates steady for a fourth consecutive time. Though the Fed doesn’t directly set mortgage rates, adjustments to the federal funds rate influence consumer borrowing rates, including for home loans.
“If all goes well, by the time 2025 comes around, we could see mortgage rates closer to 6%, or maybe even lower,” said Jacob Channel, senior economist at online lending marketplace LendingTree. But because mortgage rates can be volatile and respond to so many economic factors, Channel warns against too much optimism.

As of Jan. 31, the average 30-year fixed mortgage rate is 6.96% with an annual percentage rate of 6.98%. The average 15-year fixed mortgage rate is 6.49% with an APR of 6.52%. And the average 5/1 adjustable-rate mortgage is 6.12% with an APR of 7.25%, according to Bankrate’s latest survey of the nation’s largest mortgage lenders.
